Roof repair scheme for North West industrial estate

Initially Snape Munroe were asked to undertake a visual condition survey and provide budget cost advice for the necessary roof remedial repairs to a North West industrial estate.

The survey identified extensive areas of the protective plastisol finish to the main bodies and exposed edges of the roof sheets had started to fail and detach.

Consequently the exposed metal core of the roof sheet edges were heavily rusted, a defect known as “Cut Edge Corrosion”.

In places the roof sheet edges had corroded through and although advanced cases of “Cut Edge Corrosion” can sometimes necessitate the replacement of roof sheets, timely intervention meant a guaranteed specialist coating system could be specified to achieve a cost effective remedial repair solution to extend the life of the existing roof coverings.

As part of the repair scheme water ingress issues were addressed, defective ridge cappings renewed and the heavily weathered and discoloured external rooflight skins replaced to markedly increase natural light levels in the industrial units.

Safety wire systems were also installed to undertake the works whilst the units remained in occupation. These safety wire systems were left in place after completion of the repair scheme to facilitate future roof maintenance.

With technical input from the appointed professional team Snape Munroe compiled a repair specification, negotiated a contractors “best value” price and project managed the works to their successful conclusion.
